Cleanwave → Window Cleaning

Window cleaning in Melbourne’s south east.

Inside and out, frames and sills included, and the glass dries without the streaks a squeegee and a bucket leave behind. We use deionised water, so there’s nothing left on the glass when it dries. From $180, GST included.

Why it matters

Clean glass is the cheapest thing you can do to a house

You stop seeing it

Glass dirties so gradually that nobody notices. What people do notice is the day after it’s cleaned, when the rooms are visibly brighter and nothing else about the house has changed.

Hard water etches the glass

Sprinkler overspray and runoff leave mineral deposits that bond to the surface. Left long enough they etch into the glass permanently, and at that point cleaning won’t fix it — only polishing or replacement will.

It’s what buyers and tenants see first

If you’re selling, leasing or photographing a property, windows are the cheapest item on the list and the one that changes every photo. Agents ask for it for a reason.

A straight answer on frequency: twice a year keeps most Melbourne homes looking right. Once a year is fine if you’re not near a main road, the coast or a building site. More than twice is usually money you don’t need to spend.

How we clean

Deionised water, frames and sills, no streaks left behind

Deionised water

Water with the minerals stripped out. It dries without leaving the white spotting ordinary tap water leaves, which is why the glass still looks clean a week later.

Frames, sills and tracks

Included, not an extra. Clean glass sitting in a dirty frame looks half-finished, and the grit in the tracks is what wears the rollers out.

Inside too, if you want it

Most of the difference you actually see from indoors is the inside face. We’ll do outside only if that’s what you prefer — just say so and the price reflects it.

Photos the same day

Before and after. You don’t need to be home to see what was done.

Upper-storey windows are reached from the ground with a fed pole wherever possible, so nobody is on a ladder against your gutter. Where we do have to go up, we go up with a harness.

Ranges, not one number, because a double-storey house with leadlight is a different job to a single storey with sliders. You get one fixed figure in writing before we start, and it doesn’t move unless you ask for something extra. All prices include GST.

FAQ

What people ask before booking

How often should windows be cleaned?
Twice a year suits most Melbourne homes. Once a year is enough if you’re away from main roads, the bay and construction. If you’re near the coast or a busy road, salt and road film build up faster and twice is the minimum.
Do you count each pane or each window?
Each window, not each pane. A sliding door counts as one. Leadlight and heavily divided windows take longer, so we’ll say so when we quote rather than surprising you on the invoice.
Are frames and sills included?
Yes, in the price. Clean glass in a dirty frame looks half-done, and the grit sitting in the tracks is what wears out the rollers. Flyscreens we’ll do on request.
Can you do outside only?
Yes, and it costs less. Say so when you ask for the quote. Worth knowing that most of the difference you notice from inside the house comes from the inside face of the glass.
Why do my windows still look streaky after I clean them?
Almost always the water, not the technique. Melbourne tap water leaves minerals behind as it dries, and that is the film you’re seeing. Deionised water has those minerals removed, so there is nothing left on the glass when it dries.
Can you remove hard-water stains?
Often, if they’re recent. Once the minerals have etched into the glass — typically after years of sprinkler overspray — no cleaning will remove them, and the honest answer is polishing or replacement. We’ll tell you which one you have before charging you to find out.
Do I need to be home?
Not for outside-only work, as long as we can reach the windows. For inside work we do need access. Either way we photograph the job and send it the same day.
What if it rains?
Rain on clean glass doesn’t dirty it — it’s the dust the rain carries off the frames that marks it. We reschedule heavy-rain days at no cost, and if it rains the day after we’ve cleaned, your glass is fine.
Which suburbs do you cover?
Roughly 25 km around Noble Park: Dandenong, Springvale, Clayton, Mulgrave, Keysborough, Oakleigh, Glen Waverley, Moorabbin, Bentleigh, Cheltenham, Mordialloc, Berwick, Narre Warren, Rowville, Ferntree Gully and the surrounding suburbs. Just outside? Ask anyway.
